Terms of Service

You upload a commercial lease and CAM, tax or operating-expense reconciliation statements. We extract relevant terms and figures, recompute disclosed charges, and prepare a report identifying supported discrepancies, the arithmetic behind each one, and the source passage or page used.

When a document does not disclose enough for a check, the report should identify what is missing rather than imply that the charge passed. Automated classification may propose a category only under the conditional processing described in the Privacy Policy. A human must approve that category before it can affect a released report.

You must have the right to provide every document you upload and must provide complete, current copies. An omitted amendment, schedule or statement cannot be reviewed.

You remain responsible for payment, audit, objection and notice deadlines in your own agreements. Using the service does not pause or extend them.

We are not a law firm, we do not provide legal advice, and using this service does not create an attorney-client relationship.

A report is a factual and arithmetic analysis of supplied records. It does not decide what an agreement legally means, whether to pay or withhold an amount, whether a charge is legally recoverable, or how a court would rule. Suggested request wording is not a legal demand and is not represented as satisfying a contractual or statutory notice requirement.

Obtain advice from a qualified attorney in the relevant jurisdiction for interpretation, formal notices, disputes, or decisions to withhold payment.

Calculations and cited inputs are shown so they can be checked. The service may miss an error, and a landlord may disagree with a finding. We do not promise a particular finding or financial outcome.

Any limitation of liability remains draft and pending counsel review. No limitation in this draft overrides rights that cannot lawfully be limited.

Stripe processes charges. A one-time order is charged when checkout completes. Subscriptions renew until cancelled; cancellation stops a future renewal according to the Stripe subscription state and does not itself refund the current period. There is no self-service refund decision in the order link. Requests are handled under the draft refund policy.

You retain your rights in uploaded documents. You permit us to process them only to accept and administer the order, produce and review the report, deliver transactional messages, provide support, prevent abuse, and meet the retention schedule in the Privacy Policy. That permission includes only the active and approved providers described there.

Reports are informational work product generated from the supplied documents. Do not remove provenance or present a report as legal advice.

A customer order link is a stable bearer capability, not a signed-in account session. Anyone who has the complete link can view the customer order page and available report and can submit or confirm documents for that order. Keep it confidential and share it only with people you authorize. The service stores no raw copy of the capability token; it verifies the token using a keyed cryptographic check.

Do not upload documents you have no right to share, attempt to bypass access or rate limits, disrupt the service, or misrepresent a report as legal advice or as analysis produced by someone else.

A changed draft will be posted with a new date. The Terms and Privacy versions accepted for an existing order remain recorded with that order rather than being silently replaced. A later order must accept the then-current versions. Questions go to hello@commercialleasereview.ai.
